Description:
Flaherty & Collins Properties is seeking an energetic, motivated, professional, full-time grounds crew member to join a luxury property in Kansas City, MO.

The primary responsibilities of the Grounds Person involve the upkeep of the property in order to enhance and maintain its curb appeal. The Grounds Person will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.
Wage/Hour Status:
Non-Exempt (eligible for overtime)
Duties and Responsibilities:
Preventive Maintenance/Safety:
Ø Checks and replaces exterior lighting on a regular basis.
Ø If certified for pool maintenance, cleans, and maintains pool as directed.
Ø Maintains awareness of proper safety precautions at all times.
Ø Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.
Ø Constantly observes condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions.
Ø Ensures storage areas remain locked when not in use.
General:
Ø Physically walks the property on a frequent basis and removes litter, debris, and pet droppings from the grounds. It is especially critical that the following areas remain neat and free of litter at all times.
ü Pool area.
ü Laundry room.
ü Mail rooms (if applicable).
ü Dumpster areas.
ü Recreation areas.
ü Grounds adjacent to the road, in front of the office.
ü Walkways to and from, and in-between buildings.
ü Parking lots and drives.
Ø Performs “trash-out” duties at vacated apartments on a daily basis. Removes all abandoned furniture, trash, and boxes. Transfers to dumpster or storage area, whichever is applicable.
Ø Transfers trash and other items left outside of dumpster into dumpster. Pick-ups and sweeps area. Keeps dumpster doors closed on windy days.
Ø Details property on a regular basis. Cleans and rakes shrub areas, shovels mud when necessary. Uses blower to keep sidewalks and walking areas clean of loose grass and brush.
Ø Repairs and replaces windows, screens, sliding glass doors, etc. Performs routine maintenance on property as requested by Property Manager and Senior Maintenance Technician.
Ø Assists with various physical tasks as directed, i.e. tearing down fences, digging postholes, carrying abandoned sofas, etc.
Ø Assists with “make-ready” duties when requested by the Property Manager or Senior Maintenance Technician.
Ø Helps clean and maintain storage areas.
Ø Performs interior and exterior painting duties when requested. Carries buckets of paint from storage area to work site.
Ø Completes minor and routine service requests when requested by the Property Manager and/or Maintenance Supervisor. Follow procedures when service requests are performed.
Ø Change locks, makes keys when directed.
Ø Distributes resident communications to residents, i.e. upcoming events, pest control notices, newsletter.
Ø Performs work area clean up and safety related duties.
Ø Assists in keeping grounds neat and free of litter, i.e. rakes, sweeps, shovels as circumstances warrant.
Ø Performs any additional duties assigned by the Property Manager and/or Maintenance Supervisor.
Qualified Skills
Basic maintenance skills preferred.
