SUMMARY

The Maintenance Technician with HVAC Certification is primarily responsible for conducting general and skilled apartment community maintenance operations, protecting, maintaining and enhancing the value of our community while maximizing the living experience for our residents and the surrounding community.  The Maintenance Technician will perform routine groundskeeping and general maintenance as well as skilled repairs including: HVAC, electrical, plumbing, pools, carpentry and renovation work.  Duties also include preventative maintenance procedures and make ready preparation of apartments for the next resident in accordance with Union Hill standards.  Union Hill Maintenance Technicians go above and beyond “maintaining” the property, providing world-class customer service to our residents and staff.

RESPONSIBILITIES FUNCTIONS AND BASIC DUTIES

  • Maintain grounds and common areas through conscientious daily inspections as well as the use of checklists; disposing of litter, debris, cigarette butts and pet waste, servicing pet waste stations, cleaning common areas, replacing light bulbs, sweeping sidewalks and garages and other general cleaning and groundskeeping duties in accordance with Union Hill standards
  • Perform all assigned workorders properly and promptly, doing it right the first time
  • Document all activity related to workorders and close completed work orders in the system, including resident follow-up and maintaining system communication logs
  • Maintain, diagnose and repair electrical, plumbing (copper, PEX, PVC), HVAC, boiler, water tank, carpentry and other building systems
  • Appliance installation, diagnoses and repair
  • Drywall repair, exterior and interior carpentry repair, caulking and painting
  • Swimming pool maintenance including chemical balance testing and treatment
  • Supplemental snow removal
  • Work on-call rotation and be available 24/7 for emergency response as needed
  • Prepare vacant apartments for high quality “like new” make ready status
  • Regularly inspect building structures, rental product, pools, parking facilities and grounds to determine needed cleaning, repairs or renovations
  • Safeguard shop equipment and inventory through proper use, maintenance and storage
  • Ensure compliance to Company standards, product manuals and applicable laws, e.g., Fair Housing, Landlord Tenant, Local Building Codes, OSHA and EEOC
  • Other tasks and duties as assigned

QUALIFICATIONS 

Academic/Credentials/Certifications

  • High School Diploma or equivalent
  • Advanced HVAC technical training and experience
  • HVAC EPA certification
  • Certified Pool Operator (CPO) preferred
  • Higher education and/or advanced technical training in construction management, facilities management, electrical, plumbing, appliance repair and / or carpentry preferred
  • Certificate for Apartment Maintenance Technicians preferred
  • Must possess valid driver’s license and have reliable means of transportation for work purposes and local travel. Proof of vehicle insurance required

 

Length of experience

  • Three (3) years multi-family housing maintenance experience in Class A or B communities
  • Five (5) years HVAC servicing and repair
  • Property management software experience (Entrata, Yardi, AppFolio, etc.), Entrata a plus

 

 

Physical Activities / Requirements

  • Working in a community with multiple stairs and inclines
  • Capable of performing sustained manual labor including constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting up to fifty (50) pounds, moving light to heavy weight material/appliances/equipment using appropriate procedures and equipment, climbing ladders/stairs, and walking on rooftops
  • Ability to work for prolonged periods in inclement weather (hot, cold, rain, snow, etc.)
  • Manual dexterity sufficient to operate small motorized equipment (i.e. repetitive hand/wrist gripping and elbow motion)
  • Using primarily just the fingers to make small movements such as typing, picking up small objects, or pinching fingers together
  • Sitting for long periods of time in performing work
  • Average, ordinary visual acuity, color discrimination and depth perception necessary to prepare or inspect documents or products, or operate machinery properly
  • Able to hear average or normal conversations and receive ordinary information
  • Able to communicate verbally where one must convey detailed or important instructions or ideas accurately, or quickly
  • Requires the use of appropriate personal protective equipment (e.g. back belts, goggles, masks, gloves, etc.)

 

Qualified Skills

Specialized skills/technical knowledge

  • Excellent written (text, diagrams, schedules, etc.) and verbal communication skills
  • Ability to read and understand construction and architectural drawings
  • Demonstrated competencies in all aspects of apartment maintenance operations (i.e. water tanks, pool maintenance, appliances, plumbing (copper, PEX, PVC), electrical, water and electrical shutoffs, carpentry, building codes, etc.)
  • Advanced HVAC skills, training and experience
  • Advanced appliance diagnosis and repair skills, training and experience preferred
  • Thorough understanding and compliance with applicable regulations; Fair Housing, Federal/State/ City/County ordinances, International Building Code, OSHA, EPA, etc.
  • Expert knowledge of environmental/industrial hazards (i.e. asbestos, lead, mold, radon) as they apply to multifamily housing
  • General understanding of Microsoft Suite and other industry specific software such as Entrata preferred
