SUMMARY

The Make Ready and Maintenance Technician is primarily responsible for turning units between residents and conducting general and skilled apartment community maintenance operations; protecting, maintaining and enhancing the value of our community while maximizing the living experience for our residents and the surrounding community.

Promoting resident and tenant satisfaction, with a focus on retention, is at the core of every role at Union Hill.

RESPONSIBILITIES FUNCTIONS AND BASIC DUTIES

  • Maintain grounds and common areas; disposing of litter, debris, cigarette butts and pet waste
  • Perform all assigned work orders properly and promptly, doing it right the first time
  • Prepare vacant apartments to “like new” make ready status
  • Electrical, plumbing, carpentry and lighting repairs
  • Appliance installation, diagnoses and repair
  • Drywall repair, exterior and interior carpentry repair, caulking and painting
  • Swimming pool maintenance including chemical balance testing and treatment
  • Supplemental snow removal
  • Work on-call rotation and be available 24/7 for emergency response as needed
  • Safeguard shop equipment and inventory through proper use, maintenance and storage
  • Ensure compliance to Company standards, product manuals and applicable laws, e.g., Fair Housing, Landlord Tenant, Local Building Codes, OSHA and EEOC
  • Other tasks and duties as assigned

QUALIFICATIONS 

Academic/Credentials/Certifications

  • High School Diploma or equivalent Preferred
  • Certified Pool Operator (CPO) preferred

Length of experience

  • Three (3) years multi-family housing maintenance experience in Class A or B communities
  • Property management software experience (Entrata, Yardi, AppFolio, etc.), Entrata a plus

Physical Activities / Requirements

  • Working in a community with multiple stairs and inclines
  • Capable of performing sustained manual labor including constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting up to fifty (50) pounds, moving light to heavy weight material/appliances/equipment using appropriate procedures and equipment, climbing ladders/stairs, and walking on rooftops
  • Ability to work for prolonged periods in inclement weather (hot, cold, rain, snow, etc.)
  • Manual dexterity sufficient to operate small motorized equipment (i.e. repetitive hand/wrist gripping and elbow motion)
  • Using primarily just the fingers to make small movements such as typing, picking up small objects, or pinching fingers together
  • Average, ordinary visual acuity, color discrimination and depth perception necessary to prepare or inspect documents or products, or operate machinery properly
  • Able to hear average or normal conversations and receive ordinary information
  • Able to communicate verbally where one must convey detailed or important instructions or ideas accurately, or quickly
  • Requires the use of appropriate personal protective equipment (e.g. back belts, goggles, masks, gloves, etc.

 

Qualified Skills

Specialized skills/technical knowledge

  • Excellent written (text, diagrams, schedules, etc.) and verbal communication skills
  • Demonstrated competencies in all aspects of apartment maintenance operations (i.e. water tanks, pool maintenance, appliances, plumbing (copper, PEX, PVC), electrical, water and electrical shutoffs, carpentry, building codes, etc.)
  • Advanced appliance diagnosis and repair skills, training and experience preferred
  • Understanding and compliance with applicable regulations; Fair Housing, Federal/State/ City/County ordinances, International Building Code, OSHA, EPA, etc.
  • Knowledge of environmental/industrial hazards (i.e. asbestos, lead, mold, radon) as they apply to multifamily housing
