SUMMARY: Worcester Communities is seeking a committed Roving Leasing Consultant who exemplifies our Purpose and Core Values. This role is crucial for ensuring the leasing success and customer service excellence of our luxury, student, and conventional apartment communities. The Roving Leasing Consultant will provide leasing support across multiple properties, helping achieve high occupancy, adapt to different community needs, and act as a positive resource for onsite teams. The ideal candidate is an adaptable, skilled closer with a commitment to Worcester’s standards.

DUTIES AND RESPONSIBILITIES:

  • Leasing Support:
    • Maintain excellent customer service relationships by adhering to the Worcester Purpose and Core Values.
    • Adhere to Worcester Communities’ Policies, Procedures, and Standard Operating Procedures (SOPs).
    • Deliver top-notch leasing presentations to prospective residents, ensuring each interaction highlights property features and addresses unique resident needs. Achieve and exceed occupancy targets through skilled closing techniques.
    • Travel to various properties as needed, adapting to each community’s culture, demographics, and specific leasing challenges. Act as a positive force to energize and support leasing teams, particularly during high-traffic or lease-up periods.
    • Complete all lead and resident communication and follow-up including phone calls, emails, face-to-face, etc. in Entrata and EliseAI.
    • Collaborate with the other leasing and management teams to meet occupancy goals.
    • Lease and renew apartments in person, on the phone, or online, tailoring each interaction to highlight property features and meet resident needs.
    • Partner with the community manager to devise and execute targeted marketing strategies for each property, aligning with occupancy and rental income objectives.
    • Cultivate a comprehensive understanding of each property’s unique features, amenities, and market positioning, as well as the target resident profile for luxury, student, and conventional communities.
    • Prepare and manage all lease-related paperwork accurately, including processing rental applications, conducting background checks, and drafting lease documents.
    • Maintain professional, courteous interactions with residents, vendors, contractors, and team members, upholding Worcester’s high standards of service.

QUALIFICATIONS:

  • High school diploma or equivalent required.  An associate degree or equivalent from a two-year college is preferred.
  • Minimum 2 years of successful leasing experience in the luxury, student housing, or conventional property markets.
  • Strong closing skills, excellent communication, and proficiency in sales and marketing techniques.
  • Self-motivated, adaptable, and able to work independently in a fast-paced setting.
  • Knowledge of fair housing laws and leasing compliance requirements.
  • CALP, CAM preferred.
  • A commitment to high-quality service and the ability to build positive relationships with diverse resident profiles.
  • Proficiency in property management software, Entrata preferred, and Microsoft Office Suite.

ATTENDANCE/TRAVEL:

 

  • Due to community staffing limitations, the position requires that the individual be able to work scheduled hours on a consistent basis and, if necessary, overtime hours when requested.
  • Saturday availability is a requirement.
  • Travel is a fundamental aspect of this role, frequent travel should be expected, and some travel will be necessary outside of the Kansas City Area.
