SUMMARY:

The Property Accountant is primarily responsible for the day-to-day and monthly accounting for an assigned portfolio of properties to ensure accurate and timely financial reporting. This role will work closely with and support the on-site property teams.

 

DUTIES and RESPONSIBILITIES:

  • Assist properties with vendors, contracts and lien waivers
  • Track expenses and enter invoices that will affect balance sheets
  • Enter and track accruals for properties and help teams to minimize accruals
  • Pull and enter invoices from online utility accounts for all properties that do not receive paper billing
  • Assist with insurance claims by tracking all covered expenses and out-of-pocket expenses, sending invoices to insurance, submitting bank draws for reimbursement of covered expenses and following up on outstanding items
  • Analyze month end financials, comparing actual vs. budgeted expenses, noting re-class recommendations and reporting on discrepancies
  • Work closely with property managers on monthly budget variance reviews, assess problems and identify possible solutions
  • Assist property managers with year-end budgeting efforts
  • Develop, document, and maintain business processes
  • Maintain open communication with accounting team and property managers
  • Has a “can do” productive self‐motivated attitude, demonstrates initiative and suggests improved processes
  • Assist management with special projects and other tasks as assigned

 

QUALIFICATIONS:

  • Bachelor’s degree in Finance, Accounting, or related field
  • 2-3 years of accounting experience
  • Property Management/ Real Estate experience preferred
  • Excellent analytical skills
  • Proficient with Microsoft and Google applications
  • Ability to manage multiple projects effectively under deadlines
  • Strong written and verbal communication skills with the ability to communicate throughout the organization

 

ATTENDANCE/TRAVEL:

  • Position requires that the individual be able to work scheduled hours on a consistent basis and, if necessary, overtime hours when requested.
  • Travel will be required as necessary to attend training, company functions, acquisitions, and/or dispositions.
