EPC Real Estate Group is seeking an experienced and highly skilled Roving Maintenance Technician to support our boutique luxury apartment communities in Downtown Overland Park and Lenexa, KS. To keep them running at peak performance, we’re looking for a technician who can independently manage work orders, drive efficient make-ready timelines, and uphold the highest standards of safety, quality, and resident care.
Position Summary This role is responsible for performing and coordinating maintenance services across several boutique communities. You will oversee daily work order management, expedite make-ready preparation for upcoming vacancies, and support the Maintenance Team with organizing and executing preventive maintenance programs.
Success in this role requires strong technical expertise, excellent time management, professional communication, and a commitment to delivering a premium resident experience. 
Total Compensation: base hourly rate ($25-27/hr), monthly team bonuses, quarterly performance bonuses, among other employer-paid health and wellness benefits.
Responsibilities: Prioritize, diagnose, and complete resident service requests with accuracy, urgency, and exceptional courtesy. Maintain consistent communication with residents and onsite teams to ensure transparency and satisfaction. Track and document all service activity within company systems to ensure accuracy and accountability. Lead the make-ready process across multiple communities—coordinating with the Maintenance Supervisor on vendors, ordering materials, and ensuring units are completed on schedule. Perform detailed inspections of upcoming move-ins, addressing touch-ups and repairs to meet EPC’s luxury standards. Recommend solutions to minimize downtime and improve turn efficiency. Repair and replace appliances, flooring, HVAC components, plumbing fixtures, locks, electrical items, and more. Perform carpentry, painting, drywall, and minor structural repairs. Assist with pool/spa operations, seasonal preparation, and routine water-quality management. Conduct preventive maintenance on equipment, building systems, and mechanical components. Maintain curb appeal and common-area presentation. Other maintenance tasks as assigned.
Operational & Safety Functions: Follow daily work instructions, applying sound judgment and safe operation practices. Monitor inventory and notify management of supply needs. Operate landscaping tools and equipment (blowers, trimmers, garden tractors, etc.). Ensure tools and equipment are maintained in proper working order. Report safety hazards, malfunctions, or maintenance concerns immediately. Participate in on-call rotation, overtime, weekends, and holidays as required.

Physical Requirements: Frequently lift and carry up to 45 lbs; occasionally up to 80 lbs Move appliances and equipment up to 200 lbs using a dolly Climb stairs and ladders; bend, stoop, kneel, balance, reach, and twist Work indoors and outdoors in varying weather conditions Able to travel between communities; reliable transportation required

Educational Requirements:
Education/Training High School Diploma or equivalent required 1+ year of apartment or facilities maintenance experience preferred Swimming pool experience strongly valued (CPO/LPO preferred) HVAC troubleshooting experience strongly valued (EPA Type I preferred)
